If you're thinking about buying and/or selling a home, it's crucial to select an agent with the right knowledge, skill set, and experience. Here are some important tips:

  • Experience - In 2018, 70% of listings sold in 92881 were sold by an agent whose only transaction in the area was that listing. Think about that for a minute. The number of transactions in the area is an indicator of an agent's recent experience, their pulse on the market, their relationships with other agents, their negotiation practice, etc. Most buyers/sellers don't feel they have the necessary skills, knowledge, and experience to represent themselves in the transaction. Why do so many buyers/sellers settle for an agent with little more experience than they themselves have? The real estate industry is unique in the sense that almost everyone has a friend or family member with a license to practice; however, the license to practice is a poor standard for choosing someone to represent you in possibly the biggest financial transaction of your life.

  • Beware of "Super Teams" - There is a caveat to looking for the agent with the most reviews and the highest number of transactions. Some teams grow so large that they have 5, 10, 30, or even 45 agents working under one agent's name! So when you search online and see that "John Doe" from RE/MAX has 732 reviews and 320 transactions in the past year, in reality, John Doe likely wasn't heavily involved in most of those transactions. When you sign up with that team, you are often assigned a sub-agent who may have experienced only one of those transactions. 

  • Understand the Agent's Role - A great agent is more than someone who sends you listings and opens up a property for you to see inside. A great agent asks the right questions, does their homework, and provides you with the best possible information so you can make the right decision for yourself. A great agent always has your best interest in mind. A great agent knows how to negotiate on your behalf and how to avoid potential pitfalls in a transaction. A great agent is surrounded by top notch professionals (the best lender, property inspector, etc.).
